FLOOR PLANS Using the latest technology available powered by eTech, we are now able to offer clients the added versility to produce floor plans while carrying out an assessment for an EPC.This service is a positive move by EAC in response to requests for such a service from Landlords, Estate Agents and home owners marketing their property privately.
With the introduction of Tenant Deposit Schemes to safeguard tenants against Landlords, who withhold deposits at the end of a lease, EAC is now able to offer the services of an Inventory Clerk accredited with Elmhurst Inventories and a member of the Association of Professional
Inventories Providers (APIP). By using our services, clients have the peace of mind that the Clerk is also indemnified through the insurance scheme of Elmhurst Inventories and follows the guidelines as set out by APIP. The inventory is recorded on site, using smart inventory software provided by the eTech smart inventory portal, which allows for photographs to be embedded into the inventory throughout the whole process, highlighting any faults and the condition of a property either at the beginning of a lease or at the end of the term. When the inventory is completed, it is lodged with Elmhurst and a certificate is generated confirming that the inventory has been produced in accordance with the APIP guidelines. With an inventory in place, disputes at the end of a tenancy should be easily resolved between a landlord and tenant, but in the event of going to arbitration, without an inventory, the matter will invariably be found in favour of the tenant.
